Dhaka is a metropolitan city which is widely known to have a largely urban population, where every single day, more people are switching from rented homes to their own new apartments. That is one of the major reasons why we need to constantly remain vigilant regarding the security of their apartment complex. When we need security for our apartment, we must research well before choosing a firm. No matter whether you choose to live in a high-rise modern apartment complex in Gulshan, or in a simple & modest flat in the heart of Mirpur, residents’ safety is always the utmost priority. Apartment complexes in Dhaka, unfortunately, are often quite vulnerable when it comes to these risks. This blog will make a hit list of the major security risks faced by most apartment complexes in and around Dhaka, and how they can be best addressed.
1. Unauthorized Access
Many apartment complexes in Dhaka lack proper access control systems. If the security guard is not well-trained or from a well-reputed firm, they may not always verify the identities of visitors. This could result in tailgating, where a resident of the building is followed by unauthorized individuals. Here, it is necessary to make sure that doormen or guards verify visitors with the respective owners, or tenants. Many apartment complexes still lack proper access control systems. Security guards may not always verify visitors’ identities, and tailgating — when unauthorized individuals enter by following behind a resident — is a common loophole. CCTV cameras could also be an alternate solution to this problem.
2. Inadequate Surveillance Systems
There are some apartment complexes that are still heavily relying on outdated CCTV cameras to provide security support. The result is poor-quality footage, limited coverage, or non-functionality. That is why it is a good idea to use high-definition, night-vision enabled CCTV cameras. These need to cover a large area, all exit & entry points, stairwells etc.
3. Lack of Trained Security Personnel
A number of security guards in Dhaka are often hired without proper training in emergency response, conflict response, or even basic communication skills. This makes them less effective in providing security, leaving all residents vulnerable. The only solution to this issue is to hire guards through renowned security service providers, making sure they are trained in all necessary modules on a regular basis. A rotational shift system will also allow fatigue to be avoided, and alertness to be strictly maintained.
4. Break-Ins
Thefts or break-ins in an apartment complex, especially during longer holidays like Eid or Puja, constantly prove to be a hassle for homeowners and tenants alike. Ground-floor and top-floor units, or buildings in a closely-knit neighborhood surrounded by other buildings of similar height are at a major disadvantage in this regard. To resolve this matter, reinforce locks with deadbolts and Smart Locks, installing window grilles where you can. Inform your neighbors & guards to keep an eye on your home when you decide to leave for an extended vacation.
5. Fire Hazards & Preparedness
Commercial and residential buildings that were not made in accordance with BNBC guidelines often lack sufficient numbers of fire extinguishers, fire exits, and lack of awareness with regards to proper evacuation procedures. This is why apartment owners should come together to arrange fire drills at least once every year, with working smoke detectors on every floor, and a list of emergency contact numbers in all common areas.
The security of an apartment complex is not the sole responsibility of guards, or the building management. Rather, it is a collective duty. In cities like Dhaka which have a bustling population and there are major real risks, proactive steps must be taken to ensure all-round safety and security of all residents.
